July 2025 brought strong price gains across all segments in Benton County, even as transaction counts fell.
Existing Home Sales Benton County

Existing unit sales down 5.9% YOY.
Median home price rose 3.4%, while the average sale price increased 7.7%.
Nationally, July home sales rose 2% YOY, with a median price of $435,300 (NAR).
New Home Sales - Benton County

New Construction accounted for 26.5% of all residential sales (27% last year).
Median new home price in Benton County is 9% higher than Washington County’s $367,077.
Heavy rainfall in April–May may have contributed to lower sales. We had 22 inches of rain! This was half of last year’s annual total in just two months. Great for lawns but bad for construction schedules….

29 total Notice of Defaults filed in Benton County in July v. 17 in June.
