Benton County: Momentum Building

Benton County continues to post strong year over year growth in real estate activity. June saw 1,151 total sale transactions, up 7.4% from June 2024. Sale transaction detail can be found in our detailed reports in the link below.

Year to date numbers are showing acceleration in the market. In 2022, there was still a lot of refinance activity in the market. Today we have more purchase activity and a 13.4% increase over the prior year! This growth rate is impressive and we can feel even better that the mix of activity is solid transactions and not just refinance activity.

Washington County Roundup

Washington County: Holding Steady, But Outpaced

Washington County continues to see positive trends as well. Total real estate filings including refinances was up over 10%. However, when looking at sale transactions only Washington County only had 3 more sales in June 2025 versus June 2024. The sale detail can be seen in our full report in the link below.

The growth in Washington County is positive but is overshadowed by the rapid pace of Benton County. Total sale volume year to date in Benton County is 6,532 units versus 3,179 units in Washington County. Benton County has had 105% more sale transactions!

Year to date numbers are still solid as seen below. Again, lots to be upbeat about here but is always striking to see the difference in volume between the two counties.

1. Benton County Loans: Centennial Bank filed several mortgages to the tune of $13.2MM to Cottages at Pinnacle Hills, LLC. The land being developed is in the Village at Pinnacle Hills subdivision.

2. Washington County Loans: Chambers Bank had two large mortgage filings in the month of June. One mortgage in the amount of $17.25MM to Nextpoint SFR SPE 2, LLC and the other in the amount of $10.2MM to ISC East Hwy 412, LLC
