March confirms that new construction demand remains healthy, but the counties are starting to show different market patterns.
Benton County Builders Had a Strong Month - Benton County new home sales increased 8.5% year-over-year, with pricing also moving higher. Schuber Mitchell had another standout month, leading all Benton County builders with $17.1M in total sales. Lennar also showed significant volume, with 45 sales and an accessible median price point near $252K.
Washington County Pricing Held Despite Softer Volume - Washington County new home sales were down 4.1% year-over-year, but median pricing still increased 2.2%. That combination is important. It suggests Washington County did not weaken on price even with a modest dip in transaction count.
Allegiance Takeaway - New home demand remains solid across Northwest Arkansas. Benton County is showing clear volume growth, while Washington County continues to offer relative affordability with stable pricing. The key signal is that prices increased in both counties even as volume performance diverged.
💡 Home affordability is a hot national topic. An encouraging sign in NWA is that we still have affordable new home products in the $200k range. This is almost unheard of in other major markets where people actually want to live.
