May 2025 Real Estate Activity

Benton County Roundup

For the first time since 2021, Benton County real estate activity saw an increase in the month of May. Here is a look at real estate filings for May going back to 2021.

The mix of real estate filings has changed though. Back in 2021 and even 2022 refinance transactions played a big part in that real estate activity number. Now, we are seeing a healthy market with well balanced mortgage activity along with sale transactions. With the higher mortgage rates, refinance transactions have dropped from 40% of the volume in 2021 to less than 10% in 2025.

Month to month numbers can be more volatile though so it’s always good to look at longer trends. Here we see what is obvious to anybody driving around Benton County. Activity is up over 9% YoY and this is the second year in a row at this robust rate.

While we are still well off the pandemic highs the high rate of growth should give anybody in the real estate market great confidence. This is well above what we are seeing nationally from a growth perspective.

Washington County Roundup

Washington County saw a similar turnaround in May up 10.5% over the prior May. Notably though, Benton County had 79% more real estate activity than Washington County over that same monthly period. All the growth is up North!

The turnaround story in Washington County is a little more muted than Benton County but again still far exceeds national trends in real estate. As seen below, Washington County is still growing at a 7.5% clip in total real estate activity.

Finally, when comparing the two counties for the first five months of 2025 there was 93% more activity in Benton County than Washington County.

May 2025 Lender Scoreboard

  1. Biggest Benton County Loan: In Benton County, Goldman Sachs filed a mortgage for $48.5MM against three Superior Storage facilities located in Bentonville, Centerton, and Rogers.

  2. Largest Washington County Loan: Kennedy-Wilson loaned $93.1MM to Sooieville Properties KP7, LLC on a property near the U of A.
