๐Ÿ—๏ธ Who Controls NWA New Home Sales in 2025?

Northwest Arkansas Real Estate Data Analysis - Allegiance Intelligence

The Big Story:  President Trump nominated Kevin Warsh for the next Fed Chair. The Senate Banking Committee must approve the nomination before advancing to the full Senate for a final vote. Regardless of what politicians want, the most important vote is the bond market. The 10-year rate is nearly unchanged (4.25%), signaling that Warsh is respected by the markets and will maintain Fed independence.

๐Ÿ“ Market Stories This Week

  • ๐Ÿ’น Bond Markets - Last week we reported on strains in the Japanese bond market. We may be early on this story but believe it is important to understand as it is a warning sign for our own US fiscal situation. Hedge fund chief, Ken Griffin, did an excellent job summarizing the risks the US could face if we do not control our fiscal spending.

  • NWA Sneak Peek - We will report data in the coming weeks but the first three weeks of the year are showing sales down 6% in Benton County and up 6% in Washington County. Recent weather-related courthouse closures delayed filings but by month end we should see some trends develop.
